  • UK legislation requires buildings to achieve appropriate levels of fire resistance, compartmentation, and protected escape routes. Passive fire protection systems are a key means of achieving these requirements and must be properly installed and maintained to support compliance.

  • The “Responsible Person” (such as the building owner, employer, landlord, or managing agent) is responsible for ensuring fire safety measures are in place and maintained.

  • Yes. Fire-resisting construction and fire stopping should be regularly inspected and maintained to ensure they remain effective. This is particularly important following any building works or alterations.

  • Passive fire protection supports compliance with:

    • Building Regulations (Approved Document B)

    • The Regulatory Reform (Fire Safety) Order 2005

    • Applicable British and European Standards

    • Communal fire doors (blocks of flats): Every 3 months

    • Flat entrance fire doors: Every 12 months

    • Workplaces / commercial buildings:

    • Regular in-house checks (e.g. monthly)

    • Competent inspection at least every 6 months

    • High-use or high-risk areas (schools, hospitals, HMOs): More frequently, often every 3–6 months
